We use written rental criteria and a consistent application process so prospective residents know what to expect before paying an application fee.

The complete route

From first question to move-in.

Take the time you need to review the home and our standards. An inquiry or unfinished application does not reserve a property or establish priority.

Contact us about the home.

Start with the property listing, then contact us with questions or to confirm current availability.

An inquiry does not reserve a home or give one applicant priority over another.

Tour the property if you would like.

In-person and virtual tours may be offered when available. A tour is encouraged, but it is not required before applying unless the individual listing says otherwise.

Review the rental criteria.

Read the written qualification standards covering income, rental history, screening, occupancy, application fees, and property-specific requirements.

If you need a reasonable accommodation to access or complete the application process, contact us before applying.

Submit your application.

Each adult who will live in the home and is required to be a leaseholder must complete an application. The application and screening fee is $50 per adult applicant and is collected through the secure application form.

The fee is nonrefundable once screening or application processing has begun, except where required by law or expressly stated by Liber-Tea Ventures.

When a primary applicant identifies other adult applicants, those adults receive instructions to complete their own portions and pay their individual fees.

Complete the household application.

The household application becomes complete only after every required adult applicant has submitted the requested information, authorizations, documentation, and applicable fee.

An incomplete household application does not hold or reserve a property.

Screening and review.

Completed applications are evaluated using the written criteria applicable to the property—not personal preference or any protected characteristic.

Unless a different process is disclosed for a property, substantially complete applications are processed in the order they become complete. If an earlier qualified applicant proceeds to lease execution, later applicants may be offered consideration for another available home.

Receive the decision.

Applicants will be notified of approval, conditional next steps, denial, or information that needs clarification or verification.

If a decision is based in whole or in part on a consumer report, any notice required by the Fair Credit Reporting Act will be provided.

Lease and move-in.

Approved applicants receive instructions for lease review and execution, the security deposit, required move-in funds, utilities, any applicable insurance requirements, and the scheduled possession date.

Approval alone does not create a tenancy. A home is not considered rented until the required lease documents are executed and required funds are received.
